Services offered:
PROPERTY CLEARING - Land clearing for construction should have consideration for house, driveway, septic, well, and power line location prior to clearing the lot. Healthy wind firm trees should be identified to leave, and use of on site materials is the cheapest way to build up roads or house foundations if required. We look at all aspects and prepare a plot plan as well as price and monitor all site work.
INFRASTRUCTURE - Access roads into a construction site should be built on the highest land using on site material if possible. Natural vegetation should be a consideration for road edges and sufficient space has to be left for power and telephone if not provided. Bridges and culverts are required for drainage crossings with the appropriate permit required. Buffer zones, building set backs and other legislation has to be considered. We look at the potential road location, necessary permits, road cutting and price and monitor the construction.
HOME DESIGN AND LAYOUT - We work with the homebuilder and their architects/draftsperson in the design and layout of their home. We look at local building code requirements as well as the layout and potential location of the home to take advantage of the sun, view and natural breezes. We also make recommendations on building materials that are suited to our environment as well as offer good value.
NEW HOME CONSTRUCTION AND RENOVATIONS - Once the house plans are completed and specifications for construction are determined, we determine the price of the construction by use of a tender system. By putting the project out for bids, tangible pricing and good value is achieved. We monitor the construction from start to finish to assure quality and make any recommendations on changes required. Quality building materials are offered to our clients at wholesale from an affiliated Company, Royalty Hardwoods Ltd. www.royaltyhardwoods.com, which is a wood products manufacturer producing flooring, moldings, stair materials and other custom millwork. Weekly progress reports are issued in conjunction with digital pictures, which can be emailed if the homebuilder is absent. We do the bookkeeping for the construction and monthly summaries are issued. Turnkey projects from the clearing of the land to the finish landscaping are possible.
Our fee is based on a percentage of the project depending on the amount of involvement and size of project.
